IMPORTANT NOTICE FOR SMHA PARTICIPANTS

 

Changes to Small Area Fair Market Rents (SAFMRs)

Beginning April 1, 2026, SMHA will no longer use SAFMRs.

What This Means for You

  • All Counties will now use regular Fair Market Rents (FMRs).
  • Any changes to your payment standard will be applied at your next annual recertification.

 

Minimum Rent Increase

Effective April 1, 2026, the minimum rent will increase from:

$50 $75 per month

What This Means for You

  • If you currently pay the $50 minimum, your new minimum will now be $75.
  • This change may take effect:
    • At your next recertification.
  • Hardship exemptions are available if you experience a qualifying financial hardship.
